Here is what I am seeing from Ventura County builders this month. Incentives change fast, sometimes weekly, so call or text me before you visit a sales office.
What builders are offering
- Lennar, Harvest at Limoneira (Santa Paula) and Cortona (Camarillo): Lennar is running a fall sales event on its website, and several move in ready homes show recent price reductions.
- Comstock Homes, Heritage Grove (Fillmore): Comstock has advertised a builder flex credit on selected homes.
- KB Home, The Bungalows at Beltramo (Moorpark): Pricing is listed plus the cost of solar, and a homesite premium may apply. Ask me what KB is doing on quick move ins.
- Pacific Communities, Pacific Royal Oaks (Simi Valley): some homes in this small gated enclave have shown large price reductions.
Read the fine print
Many incentives only apply if you use the builder's preferred lender or title company. That can be a fine deal or a bad one. Before you sign, I compare the full picture: price, credits, upgrades, closing costs and the timeline.
How I negotiate on top of the advertised deal
The advertised incentive is the starting point, not the finish line. I look at how long a home has been sitting, the end of the month or quarter, and how many similar homes are left in the phase. Then I ask for things like closing cost help, upgrades, a lower lot premium, or included appliances and window coverings.
Builder pricing and incentives are subject to change at any time. Ask me what is available this week.
Builder pricing, available homes and incentives are subject to change at any time without notice. Square footage and features are approximate and set by the builder. Please confirm everything with me and the builder before you make a decision.
