I help buyers with both new construction and resale homes, so I have no reason to push one over the other. Here is how I explain the tradeoffs.
Where new builds win
- Everything is new, with builder warranties and modern energy features like solar.
- Less surprise maintenance in the first years.
- Builders often offer incentives and price reductions to hit sales goals.
- Quick move in homes can close fast, while to be built homes give you time to plan.
Where resale wins
- Established neighborhoods, mature trees and larger lots in many areas.
- Often no Mello Roos special tax and sometimes no HOA.
- Room to negotiate repairs after inspections.
- More choice of location, since new construction is limited to where builders have land.
Compare the monthly cost, not just the price
A new home may carry an HOA and a special tax, while an older home may need a roof, HVAC or water heater sooner. Use the payment calculator to compare the two side by side.
Either way, bring your own agent
The builder's sales team represents the builder. On a resale, the listing agent represents the seller. You deserve someone on your side. Let's talk about which path fits you.
Compare monthly ownership costs
Fill in your own numbers. This compares the costs that usually differ between a new build and an older resale home. Your mortgage payment is separate.

Example numbers only. Replace them with real numbers for the homes you are comparing.
Builder pricing, available homes and incentives are subject to change at any time without notice. Square footage and features are approximate and set by the builder. Please confirm everything with me and the builder before you make a decision.
