Every few weeks a buyer asks me the same thing: what is coming next? Here is what I am tracking going into 2027, and how to get in early.
Santa Paula keeps growing
Lennar's Harvest at Limoneira is a 225 acre community and it is still releasing new homesites. Some homes I am watching right now are under construction with estimated completion dates in January and February 2027, including a Laurel 2 NextGen plan. New phases usually mean new pricing, and the first homes in a release are often where the builder is most flexible.
Fillmore is the sleeper
Williams Homes broke ground on Creekside, a 134 home community off B Street, in March 2026. Comstock Homes is also selling at Heritage Grove. With two builders competing in one small city, buyers get leverage. That is exactly when having me in your corner pays off.
Camarillo, Moorpark and Ventura
Lennar Cortona in Camarillo, KB Home at The Bungalows at Beltramo in Moorpark and Shea Homes in the Del Sol area of east Ventura are all selling now. When a community gets close to its final homes, builders often get more motivated to close it out.
Oxnard and Thousand Oaks
Right now I am not seeing an active new home tract selling in Oxnard or Thousand Oaks. Oxnard has planned areas going through the city process, and when something opens I will post it here first.
How to get in early
- Register with me before you visit a sales office. Many builders require your agent to be with you, or registered, on your first visit.
- Tell me your price range, beds and move in timing. I will text you when a release fits.
- Get your financing paperwork ready ahead of time so you can write on a release day.
